About InvestCalc
InvestCalc is a set of free real estate investor calculators that run entirely in your browser. There is no sign-up, no paywall, and nothing is uploaded — your purchase price, loan terms and rent figures stay on your device. The goal is simple: give investors the numbers they need before a deal, without turning those numbers into someone else’s data.
Every calculator targets one decision an investor actually faces — DSCR, cap rate, cash-on-cash return, the 50% rule and GRM — and every result explains the inputs behind it. See the glossary for the terms behind each metric.
Why privacy by default
A spreadsheet or most “free” online calculators send your deal numbers to a server, where they can be logged, profiled or sold. InvestCalc does not. Every formula is evaluated locally in your browser, which you can confirm by watching the network tab while you type. That matters for investors who do not want their pipeline, offers or finances tracked by a third party.
Who it is for
Independent landlords sizing up a single rental, DSCR-loan buyers who need to know the property qualifies on its own cash flow, agents and newer investors sanity-checking a deal before running it by a lender. The math is transparent and each result shows the inputs that produced it.
