InvestCalc is a calculation and reference tool. It is not financial, investment, tax or legal advice, and it is not a lender, broker or appraisal. The results are estimates derived from the inputs you provide. Real interest rates, taxes, insurance, assessments, expenses and market conditions vary and can change the outcome substantially. For any real decision, confirm the figures with a qualified professional and your lender before acting.

Accuracy of results

We work to keep the formulas correct and transparent, and the glossary explains the math behind each metric. However, results are provided “as is” without warranty of any kind. You are responsible for verifying any number before relying on it. A property is a large purchase; never decide on an estimate alone.

Acceptable use

You may use InvestCalc free of charge for your personal investment analysis. You may not attempt to disrupt the site, misuse it for automated mass requests, or scrape and republish its content as your own.

Privacy

Your calculator inputs are processed entirely in your browser and are not uploaded. See the privacy policy for what is and is not collected.

Limitation of liability

To the maximum extent permitted by law, InvestCalc and its authors are not liable for any loss or damage arising from use of the site or reliance on its results. You use the tool at your own risk.

Changes
