Down payment

The portion of the purchase price paid in cash up front; the rest is financed.

In plain terms

Down payment sets the loan amount and, with closing costs, the total cash invested. Investment loans typically require 20–30% down. A larger down payment shrinks the loan, lowers debt service, and improves both DSCR and cash-on-cash — but ties up more cash.
