Equity

The portion of a property’s value you own free and clear — its value minus the loan balance.

In plain terms

Equity grows two ways: as the loan amortizes (principal paydown) and as the property appreciates. A deal that breaks even on cash flow can still build meaningful equity each month through principal paydown — which is why cash-on-cash alone understates total return.
