The recurring costs of running a rental property, excluding the mortgage and capital improvements.
In plain terms
Typical operating expenses: property tax, insurance, HOA, repairs and maintenance, property management, and a reserve for vacancy and turnover. Debt service, income tax and major capital expenditures are not operating expenses, so they are not subtracted from NOI.
